Meet Our Team


Meet Dawn Dimodana. 

With over thirty years of customer service experience, Dawn’s formula for success is simple. Her client’s best interests are always her best interests. Over the past five years of selling real estate, that formula has proven itself and she’s firmly established herself as an agent who’s responsive, filled with integrity and not afraid to ask the hard questions. Her past clients rave about her positive energy, exceptional communication skills and dedication. 

Dawn's first love is the ocean, so it was no surprise she moved to Plum Island in 1999 to be surrounded by the beach. Now living in downtown Newburyport, Dawn possesses the local knowledge and resources to best serve her client's needs. She’s passionate about the area and an active and integral part of the community.


Over the past five years of buying and selling homes in the Greater Newburyport area, Ellen has earned a well-deserved reputation as one of the areas most dedicated and hardworking real estate professionals. She’s calm, level-headed, patient and always focused on the the best interests of her clients. Her extensive roster of satisfied clients is proof of that she understands what it takes to get the job done. 

Native to upstate NY, Ellen moved with her husband to Newburyport eighteen years ago to raise her family. Having researching the area and the schools for her own family, Ellen understands the information clients need to make informed decisions when buying or selling a home.  Ellen has also earned the Seniors Real Estate Specialists® designation and is specifically qualified  to counsel clients age 50+ through major financial and lifestyle transitions in relocating, refinancing, or selling the family home.

When not selling real real estate, Ellen can be found enjoying life by the water - whether that be the beach, NH lakes, or poolside!  Summer is definitely her favorite season of the year.  Time is best spent with her family and friends either entertaining at home or out and about in New England and abroad.  Once the high school children graduate from Newburyport High School - Ellen looks forward to starting a few hobbies of her own!

Executive Assistant

Real estate is in Rachel's blood.  Rachel's mother was a successful local realtor in Newburyport, where Rachel grew up.  From a young age, she saw what it took to succeed in real estate and how to provide the best service to clients.  She graduated Merrimack College cum laude with a focus in psychology and marketing and joined the industry in 2015.

Rachel is involved in every stage of the real estate transaction: communicating with all parties, obtaining necessary documentation and making sure every detail is covered.  Her main objective is to make sure that the process is as streamline and stress free as possible for clients from beginning to end. She also works behind the scenes creating, maintaining and continually improving marketing collateral and social media insuring the maximum exposure for clients' listings.

When Rachel is not busy working on your transaction, she loves to spend time making new memories with her family. Rachel lives in North Reading with her husband, David,  adorable little daughter, Victoria, and their 'not so little but equally adorable' golden retriever puppy, Mia.


As the Founder and Manager of Seacoast Vacation Rentals, a short-term rental company focused on vacation properties, Sean is well-versed in both investment properties and the local real estate market. His short-term rentals are consistently ranked in the top of their respective markets and he’s honored to be an Airbnb Super Host and HomeAway Premier Partner and he's an expert on the topic. And, he's used this experience to make smart investment property purchases for his own portfolio. 

Sean brings over 10 years of experience in financial sales, marketing and client service to the field of real estate. He understands that exceptional attention to detail, best-in-class service and an exceptional work ethic build strong relationships and a 5-star experience.

Born and raised on the North Shore, Sean now lives on Plum Island with his wife and two dogs. Sean played NCAA division I soccer at Providence College and after school played a few years of semi-professional soccer with the Seacoast United Phantoms before starting his own club, Southie FC, which he still plays and helps manage.


As a Realtor, Holly's first priority is to make her clients happy. Holly listens to her client's wants and needs to achieve the best outcome in every transaction and she strives to ensure that the home buying or selling process is fun, easy and stress-free. Holly earns the respect of her clients by working tirelessly on their behalf and by always offering them candid advice. She strives to build relationships with clients and more importantly, maintain those relationships after the transaction is completed. Holly's clients can count on her to respond quickly when they have any questions or concerns.

Principal Broker

Raised in Newburyport, Kevin returned to the area in 2005 to begin a career in residential development. He quickly discovered that his passion lay in helping others navigate the buying and selling process.  Over the past 13 years, his extensive knowledge of home construction, his local insight, and his “service not sales” attitude have led to a devoted client base. With over $31 million in sales last year, Kevin was the Top Producer among Keller Williams agents in Beverly, Salem, Topsfield, North Reading and Newburyport for the second year in a row. He is one of Newburyport’s top 3 agents having helped 186 clients buy and sell homes in the Greater Newburyport area during the past 5 years. He was ranked among the top 3% of Keller Williams agents in the country. 

Last year, Kevin and his wife, Alison, founded Fruh Realty. With a passion for their trade and a commitment to excellence, this small group of hand-selected agents focused on delivering exceptional service to their ever-expanding list of clients. Working with buyers and sellers north of Boston and along the seacoast of New Hampshire, their local networks, and knowledge, customer service focus and cutting-edge innovation is unmatched. 

As a board member of the Newburyport Education Foundation, Kevin strived to increase private funding to the public school system to benefit the entire community. Kevin currently serves on the board of the Windham Woods School, a unique program for students and families looking for a more hands-on, dynamic educational setting. 

Chris Madden, comes to Fruh Realty from Keller Williams in Newburyport. A native of Dedham, MA, Chris graduated from Temple University in Philadelphia. After school, he ventured to the West Coast where he spent a decade working for the Dodgers in Player Development and Baseball Operations.  

Chris's passion is in client service and he enjoys developing relationships that help guide buyers and sellers through the real estate process. 

Chris currently lives in Newburyport with his wife Meghan and two dogs, Brody and Wes. In his downtime, Chris enjoys watching baseball and live music, even more so if it’s country.
Director of Operations

Alison’s passion for Newburyport runs deep. Raised in the South End, she returned to the area in 2005 to marry a fellow local, Kevin Fruh and to be close to friends and family. 

Over the past two decades, Alison’s career has focused on optimizing growth and streamlining operations. Her resume includes positions at PwC, Stride Rite, and Lowe’s Improvement. Most recently, Alison has followed her entrepreneurial spirit and joined her husband in real estate. Together they run Fruh Realty, an innovative boutique real estate brokerage based in Newburyport, MA. Alison's main focus is administrative. She oversees marketing, operations, HR, and finance. 

Alison is a graduate of Governor’s Academy, Union College and The Kenan Flagler School at the University of North Carolina at Chapel Hill. Her two young children, Jack and Adelaide, attend the River Valley Charter School. When not selling real estate, Alison can be found with her family boating, skiing or walking their dogs, Stoey and Izzy.
